LONG-TERM RENTAL POLICIES
To comply with federal and state fair housing laws, all persons 18 years of age or older who intend to reside in the rental property must complete and sign a rental application All applications will be processed within 24 to 48 hours of their receipt, excluding weekends and holidays.
A
credit report is ordered on every
applicant. Monterey Bay Property
Management is looking for credit
reports that demonstrate a
willingness to pay financial
obligations in a timely fashion. If
you have had a credit problem, let
us know up front. A letter of
explanation may help qualify you.
An
amount equal to approximately two
months rent, paid in cash or by
cashier's check, is required to take
occupancy on properties represented
by Monterey Bay Property
Management.
Animal rent of $35 per animal per month will be levied in homes where animals are allowed.
All
tenants of Monterey Bay Property
Management are required to carry
renter's insurance.
Monterey Bay Property Management
does not select residents on a
"first-come, first-served" basis.
Residents will be offered the
opportunity to rent available units
based on a best-qualified basis and
on the property owners' needs.
Monterey Bay Property Management
will assist all applicants without
regard to race, color, creed, sex,
religion, national origin, familial
status, handicap, ancestry, physical
or mental disability, medical
condition, marital status,
citizenship status, military service
status, sexual orientation, source
of income, or age.
Monterey Bay Property Management
attempts to keep rent increases as
reasonable as possible for our
residents. In no case do we raise
the rent more than ten percent in a
twelve-month period.
It
is the policy of Monterey Bay
Property Management to maintain
managed properties in good working
order. We do not manage for owners
who are not willing to maintain
their rental properties in good
condition.
Monterey Bay Property Management
is available and responsive when
residents want to discuss any aspect
of their rental arrangements.
Monterey Bay Property Management
embraces voluntary, professional
mediation in the case of any
disagreement between property owner
and tenant.
Monterey Bay Property Management
attempts to keep rents for managed
homes in the lower ranges of market
rents and offers discounts over
market rates to tenants who help
with minor maintenance and pay the
rent on time.
Monterey Bay Property Management
subscribes to the
City of Monterey's Voluntary Rental
Guidelines.
