Property Evaluation

Pacific Grove Rentals will perform a market analysis of your property and provide you with a rental evaluation. Our knowledge of the local rental market enables us to advertise your property competitively. 

Market Property 

Pacific Grove Rentals is a member of MontereyRentals.com, a consortium of professional property managers. Together our advertising efforts feed out to more than 20 websites. We write a detailed description of your property and use professional pictures to showcase your property's best attributes. 

Property Inspections 

Pacific Grove Rentals will perform an initial inspection of your property and help guide you through the process of complying with California's rental housing laws. Inspections are performed before and after each tenant. 

Tenant Screening 

Pacific Grove Rentals believes that tenant screening is one of the most important things we do. After more than a combined 20 years of placing tenants, we have never placed a tenant we had to evict! We attribute this to our rental application process. 

Rent Collection 

Rent is collected on the first business day of the month; it is considered late on the second day. Most of our tenants sign up to have their rent automatically deducted from their bank account to avoid their rent being late. This ensures our ability to pay you in a timely manner. We will serve legal notices to protect your legal options in a timely manner and as prescribed by California law. 

24 Hour Property Maintenance 

There is someone available to respond to your property's maintenance needs 24 hours per day. It is not often that more than a phone call to one of our trusted vendors is needed.

Tenant Conflict Resolution

Often times when things go awry between a tenant and the landlord, it simply could be a lack of communication and misunderstanding. Most situations arise from the tenant not knowing what their obligations are even when your rental agreement clearly states them. Helping both you and the tenant to understand each other's obligations is sometimes all that is needed to restore a workable relationship. There are those times when things are just not going to work out, we can help you know how get through the end of the lease as peaceably as possible.
